		<description>I agree with you that one of the main reasons to get into real estate investing is for passive income. But I would like to offer one exception - that pertains to a new real estate investor. 

I am a new real estate investor, and my reason for getting into real estate investing is different now that what it will be in the future. My main reason right now is to simply generate some income in the short term. I am wholesaling properties in order to generate cash to pay off debts that I have which will increase my monthly cash flow since I won&#039;t be paying monthly on those debts anymore.

After most of those debts are paid off and I can build up an emergency fund of 3 - 6 months worth of expenses, then I&#039;ll start investing in real estate to buy and hold to generate passive income and build wealth.

Do you think that&#039;s a good plan, or do you think I&#039;m going about this the wrong way?</description>

    Usually around 10 days to two weeks. Then it is usually opened up to everyone.  If you go onto the HUD website, it will usually say how long the property is available for bidding for owner occupants.  Hopet that helps.</description>
